Unethical and incompetent. I purchased a home in early 2025, and the inspection report provided in the seller disclosures was prepared by Buena Vista. I relied heavily on this report when deciding to move forward with an extremely expensive purchase.
The most serious omission was a significant foundation issue. One room has a floor sagging nearly a full inch, with an additional half-inch sag in the room above it. This condition is completely absent from Buena Vista’s report.
The roof is another major concern. It is likely 25–30 years old and now requires full replacement. The inspection report, however, described the condition as merely “a few worn shingles,” which was highly misleading.
The home is clad in T1-11 siding, much of which is rotted. Based on subsequent evaluations, approximately 30% of the siding will eventually need to be replaced. The report makes only a brief mention of a small area of rot, nowhere near reflecting the true extent of the damage.
Finally, the luxury vinyl flooring throughout the house was improperly installed and is now curling at the edges with large gaps between planks. This issue was not mentioned at all, despite being readily visible. The flooring will likely need to be replaced within the next year or two.
If you are a seller looking for an inspection company that unethically minimizes or glosses over serious defects, Buena Vista is your best bet. If you are a buyer and are presented with a Buena Vista inspection report, I strongly recommend treating it with skepticism and doing your own independent inspection.
Based on my experience, I would not trust this company to provide an accurate or objective assessment of a property.
