When doing an inspection this weekend with a frequent client, we found a big issue in the attic that has a simple fix. In the photo, you can see a large supply duct that has disconnected from the main plenum box, directly above the air handler. This means all of the air being blown in to the home is escaping before it even reaches the rest of the house. Not only can this increase heating and cooling costs, but can also lead to condensation and serious moisture / mildew issues in the attic.
Having an inspector that not only can spot the issues, but also knows how the systems and components work together, is imperative to the home buying and owning process.
