Terms and Conditions1. Installation Scope
Installation price applies to a standard back-to-back installation of the Mitsubishi Heavy Industries DX-K09-ZSA-W-SET Advanced Series Split System (2.5 kW Cool / 3.2 kW Heat).
The indoor unit will be installed on an internal wall and the outdoor unit on an external wall of either brick or gyprock (plasterboard).
No allowance has been made for core drilling through asbestos, structural steel, or double brick cavity walls exceeding standard thickness.
Installation price includes up to 3 m of refrigerant piping, interconnect cable, and condensate drain in a single continuous run.
2. Power Supply
This price is based on the air conditioner being connected to an existing general power circuit.
Load suitability of the existing circuit cannot be determined until site attendance. If the existing circuit is unsuitable, a new dedicated circuit can be installed at an additional cost of $660 (inc. GST).
Additional works required for power supply will be quoted separately.
3. Site Conditions & Access
Price is based on single-storey residential dwellings with clear and safe access to the installation area.
The property must have unobstructed access for equipment, ladders, and personnel.
No allowance has been made for roof access difficulties, ceiling crawl, wall cavity blockages, or additional structural work.
If external wall cladding is not brick or gyprock, variations may apply.
4. Limitations & Exclusions
No allowance for penetrating asbestos or hazardous materials. If asbestos or any other hazardous material is identified on site, work will be stopped immediately, and the client will be responsible for remediation and additional costs.
No allowance for installation in ceilings, in-roof ducting, second-storey installs, custom bracketry, or special condensate pump systems, unless explicitly quoted.
No allowance for roof flashing or penetration sealing beyond standard wall installation.
No allowance has been made for additional GPOs, consumer mains upgrades, or switchboard works unless stated.
5. Pricing & Availability
All pricing is valid for residential clients only. No commercial or industrial installations are covered under this price.
Price is subject to unit availability and may vary if the model becomes unavailable or is replaced by a superseded model.
Big State Electrical reserves the right to amend the quote in the event of unforeseen circumstances, structural impediments, or non-compliant site conditions.
6. Warranty & Compliance
Big State Electrical are licensed electrical contractors (EC16823) and licensed refrigeration mechanics (Arctick AU066169).
All work is carried out in accordance with AS/NZS 3000:2018, WAER, and relevant refrigeration handling standards.
Installation workmanship is covered by a lifetime workmanship warranty and the manufacturer provides a 7-year product warranty.
Warranty is void where equipment has been tampered with, relocated by others, or subjected to misuse, accidental damage, or poor site maintenance.
7. Client Responsibilities
The client is responsible for ensuring adequate power supply capacity, clearance around the outdoor unit, and a safe work environment.
The client must disclose any asbestos, hazardous materials, existing non-compliant wiring, or known structural issues prior to installation.
If additional works are required to bring the site up to a compliant standard, these will be charged at standard rates.
8. Variations & Additional Works
Any variations from standard installation (e.g., extra pipe runs, difficult access, electrical upgrades, condensate pumps, brackets, crane hire, or switchboard works) will incur additional charges.
All variations will be communicated to the client prior to proceeding where practicable.
If a variation is discovered during installation that prevents standard completion, Big State Electrical reserves the right to reschedule or re-quote.
9. Payment & Scheduling
Full payment is required upon completion of works, unless otherwise agreed in writing.
Install dates may be adjusted based on product availability, weather conditions, and staffing schedules.
Big State Electrical reserves the right to postpone installation in the event of unsafe conditions, non-disclosed asbestos, or non-compliant electrical infrastructure.
10. General Conditions
Quotation assumes normal working hours (Monday–Friday, 7 am–3:30 pm). Works outside of these hours may incur after-hours rates.
Big State Electrical is not responsible for cosmetic damage caused by removal of old systems, normal fixing penetrations, or minor wall touch-up requirements.
Big State Electrical accepts no liability for pre-existing faults or non-compliance in the client’s electrical installation.
If the client cancels within 24 hours of a scheduled install, a callout fee may apply.
