Pending Sales surged +20.7% this August, showing strong buyer demand.
Closed Sales rose modestly (+3.1%), keeping closings steady.
Days on Market climbed to 47 days (from 31), a +51.6% jump—showing buyers are taking longer to make decisions.
Median Sales Price: $286,950 (+0.8%) → prices are holding steady.
Average Sales Price: $292,928 (-1.8%) → a slight dip compared to last August, but Year-to-Date is still up +1%.
Percent of List Price Received: 98.5% → sellers are still getting very close to asking price.
Homes for Sale: 421 (+13.2% YoY) → more options for buyers.
Months Supply: 2.7 (+3.8%), still a seller-leaning market but with more breathing room.
