3. Loose or Misaligned Ridge Caps
• Ridge caps that are shifting or appear uneven need re-pointing to secure them properly.
4. Visible Gaps or Openings
• Gaps where the ridge tiles meet the roof surface can expose your roof to pests and water damage.
5. Age of the Roof
• Over time, pointing / mortar deteriorates due to weathering. If it has been more than 10-15 years since the last maintenance, re-pointing may be necessary. Your insurance company will blame any storm damage on a lack of maintenance.

7. General Wear and Tear
• Small cracks or signs of wear in the pointing material are early indicators that re-pointing will soon be required.
