Your roof may need to be re-pointed if you notice any of the following signs:
1. Cracked or Loose Mortar / Pointing
• Pointing and Mortar that is visibly cracked, crumbling, or missing in places can compromise the roof's ability to protect against water ingress and strong winds.
2. Leaking Roof
• Water stains on ceilings or walls, or active leaks during rain, can indicate gaps in the pointing or even bedding.
3. Loose or Misaligned Ridge Caps
• Ridge caps that are shifting or appear uneven need re-pointing to secure them properly.
4. Visible Gaps or Openings
• Gaps where the ridge tiles meet the roof surface can expose your roof to pests and water damage.
5. Age of the Roof
• Over time, pointing / mortar deteriorates due to weathering. If it has been more than 10-15 years since the last maintenance, re-pointing may be necessary. Your insurance company will blame any storm damage on a lack of maintenance.
6. Wind Damage
• If you’ve experienced high winds or storms, the pointing may have been weakened, even if no immediate damage is visible.
7. General Wear and Tear
• Small cracks or signs of wear in the pointing material are early indicators that re-pointing will soon be required.
Why Re-Pointing is Important
Re-pointing helps maintain the structural integrity of your roof and prevents costly damages caused by water leaks, pests, or further deterioration. Modern flexible pointing materials also allow for some movement of the roof without cracking.
