At the tail end of 2024, a tenant who in the past 8 years was mostly good about paying on time was less timely. He would claim to catch up but payments in 2025 just stopped and his word lost value. I never had to evict before and heard horror stories about the whole process. I am so glad my wife took a picture of the Landlord Advocates billboard over looking the 110 near DTLA. Services were conducted to deliver various notices to the tenant along the way while consistently keeping me up to date on the process and promptly answering any questions or concerns I had. The day the eviction took place, their personnel was reassuring. The tenant left without any quarrels acknowledging he could not return unless it was to pick up his things. I would have preferred never knowing the eviction process but in this case legal eviction was necessary. It was a process that can challenge even the most patient among us but working with Landlord Advocates provided reassurance knowing we were making progress towards the finish line. I now have my unit back and can leave the episode with that tenant in the past. Onward and forward!
