Thinking About Buying in Carver County? Here's What I'm Seeing
Living right on the Excelsior-Chanhassen border, I get asked a lot about what's happening in the Carver County market. So here's the honest update for May 2026.
The pattern we're seeing right now is pretty consistent: relatively stable prices with inventory still running low across Chanhassen, Chaska, Victoria, and Waconia. It's not the wild swings we saw a few years back, just steady movement with modest price adjustments depending on which segment you're looking at.
For buyers, this means you're not facing the intense pressure of 2021-2022, but you still need to be ready to move when the right home appears. The good news? We're seeing a bit more breathing room in negotiations than we had during the peak frenzy.
What I appreciate about the Carver County communities is that they each have their own character. Chanhassen offers newer developments and great trail systems. Chaska has that historic downtown charm. Victoria gives you more acreage options. And Waconia brings that genuine small-town lakeside feel.
If you've been thinking about making a move to this area, now's actually a reasonable time to explore what's out there. The market has found a more balanced rhythm.
I'm always happy to walk through what's available and what might work for your specific situation. Just reach out whenever you're ready to talk.
