Earlier today I was onsite at Lost Lake Villas putting together a custom staging and preparation guideline for an upcoming listing.
This is the part of the process most people never see — the detail work that happens before photos, before showings, and before a property ever hits the market.
Thoughtful preparation isn’t about personal taste or perfection. It’s about understanding how buyers experience a home, especially in winter, and removing small distractions that can quietly impact perception.
From lighting and warmth, to cleanliness in places buyers actually look (window tracks, garage floors, mechanical areas), these are the kinds of details that consistently make homes feel more confident, comfortable, and ultimately more sellable.
Every home is different. The approach should be too.
