A couple of weeks ago, I got a call from a family in Seattle who was experiencing lukewarm water from their taps. Their water heater seemed to be running, but no matter what they did, they couldn’t get the water to heat up properly. With three kids in the house, cold showers weren’t an option, so they were desperate for a solution.
When I arrived, I started by checking the thermostat settings on their water heater. Everything appeared to be in order, but the water was still only lukewarm. I then examined the heating elements, and that's when I found the problem. The lower heating element was completely covered in sediment buildup, which was preventing it from heating the water effectively.

Sediment buildup is a common issue in areas with hard water. Over time, minerals from the water settle at the bottom of the tank, forming a thick layer that can insulate the heating element, reducing its efficiency.

I drained the tank and removed the sediment, then replaced the faulty heating element. After refilling the tank and allowing the water to heat up, I tested the system. This time, the water was piping hot, just as it should be.

The family was thrilled to have hot water again, and I left them with some tips on how to maintain their water heater to prevent future issues. Regularly draining the tank and checking the heating elements can extend the life of the water heater and keep the hot water flowing. Its a good reminder of how important it is to maintain your water heater
