So far the best apartment I’ve stayed at in the south. People living here are very nice and polite. Everything is modern and built with quality materials. Management office is the best I’ve dealt with too in Winnipeg-they’re professional and always friendly and responds immediately with maintenance issue(always shows up the next day). Pet deposit is only $75 and when I left they only charged a small amount of security deposit and for a new apartment it’s surprising-I’ve stayed at 50 Bison and was charged with over 1K deposit. There’s a huge lawn in front of the building so pet owners can easily walk their dogs. No homeless issue because first door is locked and can be only entered with fob. I feel safe taking out trash at midnight. I lived on the top floor and ceiling was super high making it extra spacious. Underground parking is pricy and hard to get but spaces are super wide because there’re only 20 stalls there. If you’re looking for a concrete new building on a bus route in the south just don’t bother looking anywhere else. Yes there’re more affordable options but there’s always a reason behind it.

I would like to thank Carol-the Senior Property Manager and Beth-Resident Manager for responding to my application so quickly and allowing me to move into the apartment at the scheduled time. I would say this is a great apartment, clean and with new facilities. If you haven't bought a car yet, the transportation here is very convenient, as is shopping. There are several supermarkets within walking distance, as well as two Chinese supermarkets and Chinese restaurants. I bought a bicycle in the summer because there is a bicycle path downstairs, a view that cannot be missed. I feel lucky for my decision to stay at 30UC.

I am writing to formally express my profound disappointment with the current living situation. My primary concern lies with the consistently defective air conditioning unit in my apartment. Despite numerous attempts to notify management and submit maintenance requests, the problem persists without resolution. The monthly rental fee reflects an expectation of a comfortable and habitable environment. However, the unreliable air conditioning system directly undermines this expectation. The lack of adequate climate control renders the apartment virtually uninhabitable, particularly during periods of elevated temperatures. This issue is significantly impacting our ability to rest, maintain our health, and enjoy a reasonable quality of life within our home. The response from management regarding this ongoing issue has been insufficient and largely ineffective. Given the financial investment required to reside here, it is unacceptable that this matter has not been given appropriate priority. I strongly urge the management to address this issue with due diligence and provide a permanent resolution to the air conditioning problem without further delay.

I moved into a 2-bedroom apartment at 30UC about 3 weeks ago. The building was constructed in recent years, so everything feels clean, updated, and modern. One of my favorite features is the sunrise view - waking up to the sun rising over the city is amazing. The property manager, Nadine, has been very welcoming as I've settled in. She took the time to show me all the great building amenities and has been readily available for any questions I have. Her friendly demeanor makes me feel valued as a new resident. So far, I’m very pleased with the apartment and management at 30UC. The unit provides a comfortable, practically new-feeling living space and beautiful sunrise views. Nadine's exceptional customer service sets a positive tone. I look forward to enjoying my stay here.

I love my new apartment at 30 UC. I watched this building getting built, applied and received the best unit I was dreaming of. I watch an amazing sunset every day. The care takers in the building are so wonderful, very helpful and understanding. I only have good things to say. I am so glad that I chose 30 UC. My life is truly elevated.

I'm super unhappy with this apt facilities where I'm living because the AC is always broken. I've complained a bunch of times, but nothing's really been fixed. We're paying a lot for rent, and it's supposed to mean we get a comfy place to live. But the AC is so bad, it makes the apartment unbearable, especially when it's hot. It's messing with our sleep, health, and how we feel overall. The management hasn't been helpful at all. It's not cool that they're not making this a priority, especially with how much we pay. They need to get serious and actually fix the AC for good, ASAP.

I'm writing this review to express my extreme dissatisfaction with the living conditions . My primary concern is the consistently malfunctioning air conditioning in my unit. Despite repeated complaints and maintenance requests, the issue remains unresolved.We are paying a significant amount in rent each month, a price that is supposed to guarantee a comfortable and habitable living environment. The current state of the AC system makes this impossible. The lack of adequate cooling makes the apartment unbearable, especially during hot days. It's affecting our sleep, our health, and our overall quality of life. The management's response to this ongoing problem has been inadequate. The "fixes" attempted have been temporary at best, and the problem persists. It's clear that the necessary repairs are not being prioritized, which is unacceptable given the amount we pay in rent. I urge management to take this issue seriously and provide a real, lasting solution to the AC problem immediately.

Overall, my apartment at 30UC was okay and would have considered staying if it wasnt for the constant rent increases and other little things that just begin to add up. I decided to move on and found a more affordable place with amenities. The balcony did have an amazing view and was perfect for relaxing and watching sunsets, and I appreciate the pet-friendly policy. The concrete construction keeps things quiet, and the previous resident managers were helpful and responsive. They did two preliminary move out inspections, i got dinged on the curtains i put up and a few other decor holes but other than that i received my deposit back - seemed fair to me for living there almost 4 years. The resident manager was half an hour late to the final inspection, which was annoying. Pros: • Large Laundry Room / Storage Space • Quick response to maintenance • Dishwasher and in-suite laundry • Regular HVAC maintenance and care • Concrete build - great soundproofing • Location • Free wifi • Lobby with chairs and couches Cons: • Parking - small spaces, high cost, no snow clearing ($110 outdoor, $200+ indoor, paid overnight visitor parking) • Neighbors smells drift in via bathroom vent and the HVAC • Vehicles constantly getting broken into (mine included - there wasn't even anything in the car) • University Crescent traffic blocks the entrance in the afternoon (not the property's fault) • Rumbly/annoying heater/fan noise from roof and hallway • Constant construction noise (not property's fault) • No gym or amenities • The parking company who manages the visitor lots will block them off during bomber games to ensure no visitors are parking there • For a new build, the balcony window and door had terrible insulation. Ice would accumulate inside the apartment on colder days. • Constantly having to tighten fixtures like door handles and toilet roll holder • Slanted walls, poorly cut flooring • The elevator door hates to close - takes about 3 tries. I've seen someone fixing it 3 times already • After complaints from residents, they finally replaced the smelly, dirty elevator carpet • They have these room scent pods that spray in the elevator - if you are scent sensitive, make sure you pick a floor where you can take the stairs.

Unless you like over 6% rent increase and failing A/C, I wouldn't stay here for the "Un"affordable luxury living. You can stay across the street at Summerland for 25% less rent and 50% less parking cost (and it's indoor parking). Broadstreet Properties is also another close by option.

I have been living in this apartment since this january, i have told the management multiple time that there is something wrong with the air conditioning. They took forever to sendthe maintenance and when they arrived, they didn’t bother to fix it and mentioned it is alright while we showed them the difference of the temperature. Nobody is working on it properly and it is making people’s life hell even when you pay too much for the apt.
