1LS Surveying LLC

I have a comercial building, DenLee, LLC and asked Nick to find our property lines so we could install some drainage and finish paving the entire parking lot. Nick did the research and provided documentation according to the county’s records, etc. with the estimate. Mike was on-site 1/2 hour earlier than the scheduled appointment and politely waited in his vehicle. What a surprise and is nice to see, since most companies show up late. My father always said, you’re either early or late son, never on time! They got started right away and located all points, flagged the locations and were finished in the time estimated. Now we know exactly where the property lines are. 1LS surveying was professional in every aspect of the job. From when they answered the phone and my questions, to providing the clear and concise estimate and then performing the task of the job. Nick even suggested that we not pay for a certain line item on the original estimate because after finding the corners, he didn’t believe that line item was necessary. Who does that today? What honesty! I recommend whole heartedly using 1LS if you need any surveying done. I am confident you’ll be as happy as DenLee, LLC is with their job

1LS to the rescue! This company surveyed my property quite a while ago for an addition to my house. After excavation for the new foundation started last week, my general contractor told me we needed the surveyor to set corner markers since the addition is very close to the property line setbacks. Nick responded on very short notice and made room in his schedule to perform a hub and tack survey for us. Now I have marked corners for the concrete forms and a survey exhibit to show the building inspector. Excellent service and very professional. Mike and Milad were great. What I assumed would be an easy property line survey turned into a challenge. They worked very hard in the rain and mud to get the job done. Good communication and easy to deal with.

I haven't had Nick do any work for me yet, but what a generous, helpful individual. He spent about 30 minutes on the phone with me going over my existing survey, explaining my options to me. Just a super nice human. I'd highly recommend 1LS Surveying.

Nick of 1LS surveying just performed an excellent and extremely helpful survey on the west boundary of my property in NW Portland. The neighbor had challenged the location of our shared property line, just as I was in the process of selling my home. Nick came out very promptly and performed a survey of the entire property line, much of which is located in dense undergrowth. Not only did he find that the property line was even closer to the neighbor’s house than the neighbor thought it was, but he spent quite a bit of time talking with the neighbor himself in a very polite, respectful, and well informed way, such that the neighbor calmly accepted the results of the survey. The survey was very affordable and worth every penny. I highly recommend Nick of 1LS Surveying for your property surveying needs!

Had them out yesterday to help settle a line between my neighbor and myself. They were extremely helpful providing details from past surveys, how they applied to the current one, they dug deep finding one hidden in the trees and brush and were so easy to work with. I would 100% recommend them, and while I hope I am not in need of their services again I would not call anyone else if I was. You are greatly appreciated

A little late leaving my review, but sure wanted to make sure I did. Nick and his help was fantastic! Nick and team did an A+ job with our property line adjustment survey. What we appreciated most were his honesty and attention to detail. He walked us through how to get approval for the adjustment before contracting for his services, rather than just taking our money without knowing if the county would approve or not. He and team then did a very accurate and thorough survey, prepared all the necessary documentation to submit to the county, and got the job done on the timeline we asked for. Thank you!

Austin and Matt were so great to work with! They both took time to explain everything before and after the survey to answer all of our questions and advise us on how to proceed.
